Knoxville Named 2011 DogTown USA for the Southeast


Knoxville Dog ParkLiving in Knoxville is great for many reasons.  And now, residents have yet another reason to add to the list: Knoxville was named DogTown USA for the Southeast by Dog Fancy Magazine, making it the Most Dog Friendly City in the Southeast.

Dog Fancy Magazine is the most widely read dog magazine in the United States.  The issue which includes  the winners for the 2011 DogTown USA Competition will hit news stands on August 23, 2011.

Knoxville was selected as the Most Dog Friendly City in Southeast since it has grown into one of the best communities in the south for pets.  The city is home to many pet-friendly organizations like the University of Tennessee’s School of Veterinary Medicine, one of most cutting-edge vet schools in the nation. There also many breed rescue groups located in Knoxville, including the East TN Border Collie Rescue and Tennessee Blood Hound Rescue, along with many spay/neuter shelters and animal shelters, like the Young-Williams Animal Center and the Humane Society of the Tennessee Valley.

Tennessee Tax Free Weekend 2011


Tennessee Sales Tax HolidayThe Tennessee Tax Free Weekend 2011 is upon us. Beginning Friday and running through Sunday, the Tax Free Holiday allows consumers to buy school supplies and clothing without the 9.25% sales tax. It also brings in increased business for local retailers.

Residents of Tennessee can take advantage of the Tax Free Holiday by purchasing up to $100 in clothing or school supplies without paying the sales tax. Also, computers $1,500 and under, are also valid to be purchased without sales tax. For questions regarding what items qualify as tax free, the Tennessee Department of Revenue provides a detailed list of items on their website.

Knoxville Biscuit Festival

The Knoxville International Biscuit Festival was ranked the Best Food Festival in the nation by Livability.com.

Livability.com is a blog that rates quality of living in small to mid-sized communities across the United States. The blog is a resource for over 500 different communities.

The Biscuit Festival in Knoxville was started in May 2010. This past year the event took occurred on May 27th-28th in Market Square.  After only one year, the event nearly tripled its attendance attracting 15,000 to 20,000 people.

Greater Knoxville 4th Of July Events


Well once again there are many exciting events this year to celebrate the 4th of July.4th_logo_options4

Here in Knoxville it will be in the World’s Fair Park

from 2:00-10:00 pm with alot of events for the family. Here are all the details

Farragut will have it’s annual July 4th parade on July 3rd  from 8:30-11:30. If you are in the area at that time check it out. But also be aware they will have Kingston Pike blocked off at that time.

A fun event in Kingston, TN is their “Smokin’ The Water ” Celebration

Costco Comes to West Knoxville


Costco Site in FarragutPlans are currently in the works for a Costco in Knoxville. The proposed site is located in the Town of Farragut, near the intersection of Lovell Road and Kingston Pike.

For many years, there have been rumors about Costco coming to Knoxville. In 2008, there was even an online petition started in hopes that it would lure the company into coming to Knoxville. It seems, though, the rumors are finally true.

Meet the Newest Addition to The Big Orange Press


Kati SmennerHi, I’m Kati Smenner,The Big Orange Press’s newest member. I’m in charge of all things tech related in regard to this blog.

Let me introduce myself briefly.

I was born and raised in Sylvania, Ohio. I spent the first 23 years of my life in Ohio until my family relocated to Knoxville, Tennessee. Though, it was not quite the culture shock that I was expecting, I’m still adjusting the southern ways. (You will never catch me saying “ya’ll.”)

In my three years living in Knoxville, I’ve learned to love living here.  The winters here are much more mild compared to Ohio.  Knoxville has no shortage of great restaurants, shopping, and other activities.

I’m a recent graduate from Denison University, located outside of Columbus, Ohio, in May 2008. I graduated with a B.A. in Creative Writing.

Buying A Home In The Winter Time…Is That A Good Idea?


If you are looking to buy a home in Knoxville, then you probably want to get the best deal.  Winter months are the best time to be purchasing a home. Let me explain why.

A lot of people put their homes on the market after the first of the year. In addition, there are very few people looking to buy a home in the winter months.

This is because most of the people transferring for a job have already bought a home. Their companies want them to have purchased by the end of the year so they can write it off on the corporate tax bill.

The remaining buyers are usually waiting until Spring to go house hunting again. This gives you 2-3 months of prime negotiating time.

It is more than likely that you will be the only offers most sellers will see until Spring. But, guess what happens in Spring?

All of the other buyers start looking at homes and making offers. Those home sellers now have other options. Your offer isn’t the only one they have on the table.

5 Things You Can Only Do In Knoxville TN


1. Attend a VOL Football Game… There is absolutely nothing like the experience of attending a VOL Football game in Neyland Stadium. I have been to games at the University of Michigan, Ohio State and several other stadiums. But the excitement and experience of being in Neyland Stadium with over 100,000 there is nothing like it. You fell like you are right down there on the field with the players experiencing the game. Even if you aren’t a VOL FAN if you ever have the chance to go to a game you should do it. It is worth the experience and you will know the words to “Rocky Top” by the end of the game.

Knoxville 1st Time Buyers 5 Steps To Successfully Buy A Short Sale


If you are a first time home buyer in Knoxville and are looking to get a GREAT Deal on a home you should consider buying a short sale. These types of homes can be bought at 20-30% less than fair market value making a great investment opportunity for buyers. I have found there are 5 things you need to do in order to increase odds of buying the home.

1 BE PATIENT…Knoxville Short Sales should really be called “Long Sales” because they are anything but a short process. You have to remember you are asking the lender to accepted less than what is owed on the home. This can be a long and drawn out process especially if there is more than one mortgage on the property. So it takes time and a great deal of expertise on the agents part to get a short sale accepted. The process can sometime take 5- 7 months to get it done and for the most part nothing happens for months. But if you are patient and hang in there the opportunity to buy a home at a HUGE discount are a strong possibility.

The Right Way To Take A Cash Gift For Downpayment


How to accept a cash gift on a mortgageAs lenders tighten mortgage guidelines for Farragut home buyers, minimum down payment requirements are increasing.  Several years ago, you could finance a home with nothing down. Today, most conventional mortgages require at least 10 percent.

Anecdotally, guideline changes have led to an increase in the number of home buyers accepting cash gifts from family.

Gifts are allowed in most cases but the problem is, if you don’t accept the gift in a “lender-friendly” way, the mortgage underwriter could reject it, and negate it.
