I recently sold a local banked owned home at 1504 Lakeshire in West Knoxville. This home was a foreclosure by a local lender that needed a great deal of work. But instead of putting the home on the market in terrible condition. The lender decided to put some money into the home and update it so it would compete successfully when they put it on the market.

Deed Restrictions: What You Need To Know

Once you’ve found that perfect West Knoxville home, something such as you new West Knoxville neighborhood’s deed restrictions can be easily overlooked if not forgotten. After all, buying a home in West Knoxville is enough of a process in itself. You’ve looked at countless houses, maybe made a few offers and counteroffers, going through the loan application process, and are in the process of moving. What is the importance of deed restrictions anyhow?
For the Sardo family of Houston, Texas, the deed restrictions in their neighborhood are making all the difference for their beloved family pet, Wilbur. Wilbur is a potbelly pig, who has his own webpage and Facebook Page that has over 5,000 followers. So, what is the cause of concern for this family and their beloved pig? The Homeowner’s Association is saying that having a pig, which they consider to be livestock, is against the neighborhoods deed restrictions and that the Sardo’s pet pig would need to find a new home.

Montgomery Cove And Mallard Bay How Are The Prices?

I recently was on an appointment in Montgomery Cove with one of my clients who is trying to decide on whether they want to sell their current home and move or just refinance. Montgomery Cove and Mallard Bay are two similar waterfront communities in the Farragut area in West Knoxville. What you have to be careful of when pricing a home for a seller is comparing apples with apples. You have some very large waterfront homes that sell for over one million dollars then you have homes on the interior lots. Many of the interior lot homes do have basements which can add a great deal of sq. ft to these homes. So you just need to analysis the comparable homes that have sold in the last year to really determine the value of the home you will be selling.
I always go back a couple of years to try and determine trends that are occurring in the Farragut market. Are homes prices falling, stable , how long is it taking to sell etc so I can better advise a client on pricing.

Farragut Named the Most Business Friendly City in TN

The Town of Farragut has been named the Most Business Friendly City in Tennessee for 2011, by the Beacon Center of Tennessee. This is Farragut’s second time topping the list as Tennessee’s Most Business Friendly City, it topped the list 5 years ago, in 2006.
The Beacon Center of Tennessee was founded as the Tennessee Center for Policy Research. It it nonprofit and nonpartisan research organization which promotes a freer, more prosperous Tennessee. The study title, “How Business Friendly are Cities in Tennessee 2011?,” scores each city in three different categories. The first is Business Tax Burden which looks at city property tax rates and tax on gross receipt of sales. The second category is Economic Vitality. It rates each city based on job and population growth along with median per capita income, which are all factors that show a city’s resilience during a difficult economic climate. Community Allure is the final category, which counts for a smaller percentage of each city’s total score. This category examines cost of living, education performance, crime rates, and individual tax burdens that play an overall role in how appealing a community can be.

For someone wanting to sell their West Knoxville home in today’s market, there are many things to consider. Here are a few questions to ask yourself if you are considering selling your West Knoxville home:
- Am I okay with being a seller in a buyer’s market? In the current West Knoxville real estate market, there are currently more properties for sale than there are buyer’s to buy those properties for sale. This means buyer’s are the ones calling the shots. Sellers trying to sell their West Knoxville home must understand that they might not necessarily get the price they were hoping for and it may take longer for the home to sell. This is not to sound all doom and gloom about the current West Knoxville real estate market. There are still people buying homes and there are homes selling. Being a seller in this current market, just requires a bit more patience and flexibility.
- How can I price my home so it sells quickly? Look at other properties in your neighborhood or in the area that are currently for sale. How does your home compare to those? Is it in better condition? Does it need more work?
