Good News For Knoxville Home Buyers Congress Expands And Extends The First-Time Home Buyer Tax Credit


First-Time Home Buyer expanded and extendedCongress both extended and expanded the First-Time Home Buyer Tax Credit program Thursday.

The White House says the President will sign it into law today.

The up-to-$8000 tax credit’s expiration date has been pushed forward to spring, requiring homebuyers to be under contract by April 30, 2010, and to be closed by June 30, 2010.

#3 Know The Market……

Take you time to educate yourself on the market. Know the area where you want to buy a home and get to know the market.  Your Realtor should be able to provide you with data on homes in the area you want to buy a home. If you want to take the time to do it on line you get do it for free on TheBigOrangePress . On the front page of my site on the left hand side bar there is “The MLS Market Snapshot” Once you create a FREE account it will let you search all the data in the MLS. You will see what homes are for sale along with what they have sold in any area of Knoxville.

Setup a search on a website you like and have email updates send to you when new homes come on the market. You will find as you look at homes and become familiar with the market place you will have a very good idea of values. You will know which homes are overpriced and which ones are a good value.

What You To Do To Get The Best Possible Deal On A Home In Knoxville

Today and Tomorrow I’m going to share with you “The 5 Things”. I have had my buyers do so they can get the best possible deal on their home purchase here in Knoxville.

#1  Get Approved For A Loan……

Find a reputable lender and setup a time meet and talk about all your financing options. Don’t just get a Pre-Approval Get a full blown Approval. Ask the lender before meeting what items you need to bring with you to the meeting. Most of the time it is your last 2 pay stubs, bank statements and tax returns. If you don’t know of a lender ask friends and family or a Realtor for a referral. This is a very important part of the buying process. You want to understand what your options for financing are before you start looking at homes. This way you know what price range you are going to shopping for a home in before you start looking.

A Simple Explanation Of The Federal Reserve Statement (November 4, 2009 Edition)


FOMC Announcement September 23 2009The Federal Open Market Committee voted to leave the Fed Funds Rate within its target range of 0.000-0.250 percent.

In its press release, the FOMC noted that the U.S. economy “has continued to pick up” since the September FOMC meeting and that housing market activity has increased.

Wake Up Washington!!!


Are You Mad As Hell At What Is Going On In Washington??

Well I’m am tired of it. I’m tired of the over spending, the bale outs, printing of money. I’m tired of the politicians putting us in different classes because of race,religion etc.

WE ARE AMERICANS FIRST!!!

I don’t care what your political views are conservative, moderate or liberal.In this GREAT country of ours we are aloud to voice

our point of view and debate amongst ourselves. Our representatives are suppose to listen to us because they are  our elected officials and we put them there and pay them to represent us.

WHAT HAS HAPPENED??

I’m no political pundit but Washington is OUT OF TOUCH with reality is what I think has happened. Well the fixed has started with the sweep in the elections last night. It wasn’t a win for the Republicans it was a win for the American people. We showed the politicians that if they aren’t going to listen to us and represent us. WE WILL VOTE THEM OUT!!

I think our work has just begun as Americans. I think it is time to clean house and get fresh ideas in Washington. We need to put people in office who listen to us and don’t think we are a bunch of idiots. We Americans are a smart bunch I think we need to see more of what happened yesterday in the elections.

American keep up the good work and let’s look forward to more of the same in 2010 with better representation for the American people.

Higher Home Prices Ahead, Says The Pending Home Sales Index, How About Knoxville?


The housing market continues to steam forward. Pending Home Sales September 2009

As reported by the National Association of Realtors®, the Pending Home Sales Index posted its 8th consecutive monthly gain in September.

It’s the longest winning streak in the history of the index and Pending Home Sales are now at their highest levels since December 2006.

A Pending Home Sale is a home under contract to sell, but not yet closed.  It’s the precursor to an Existing Home Sale.

Trade group data shows that nearly 80 percent of “pending” homes close within 2 months.  The majority of those remaining close within months 3 and 4.

When the Pending Home Sales Index rises, it tells us that market activity has picked up.  September’s data confirms what we’ve been noticing since February — the Buyers Market is ending.

With more homes under contract in the marketplace, homebuyers typically face one or more of the following:

1. Competitive, multiple-offer situations
2. Reduced purchase price leverage over sellers
3. Fewer seller concessions

Therefore, if you’re buying a home in the next several months, know that the 8-month run in Pending Sales will lead to a run in closed sales.  It should result in higher home prices, too

Indeed, we’re already seeing it.

The housing market continues to steam forward.

Knoxville Home Owners Check Your Smoke Detectors


Test smoke detectors annuallyAccording to the United States Fire Administration, there were an estimated 1.5 million domestic fires last year, resulting in more than 3,400 deaths.

Many of these deaths occurred in homes with no smoke detectors or no working smoke detectors.
