Still, when it comes to choosing which West Knoxville home for sale you would like to buy, there are certain ways to protect your investment for the future, regardless of what the West Knoxville real estate market is doing. Here are a few ways to make sure that the West Knoxville home you buy is recession proof in any market.

Avoid highways or busy streets, and consider buying on a cul-de-sac. While it can be appealing to be close to the interstate, noise levels from highways or busy streets can deter buyers and even bring up safety concerns. Cul-de-sacs are used to minimized traffic in suburban areas and can be extremely appealing to buyers as they give off a “neighborhood-y” feel.

Avoid buying a West Knoxville home with a strange layout or weird quirks. While you may love the West Knoxville home for its quirks, if the general public would find the home unappealing it may not be a good buy. Strange floor plans or aspects that are uncommon in other homes in the area may deter buyers from wanting to buy that house. It may only be a good buy if you plan on staying there for a very, very long time.

Buy in an area with good schools. Good school systems will always attract buyers regardless of what the market is doing. Some buyers are more motivated to buy in certain areas simply because of the school system. Do a little research to find a school system that fits your needs.

Consider the West Knoxville homes condition. Are the appliances antiquated? Is the kitchen due for upgrades? When you decide to sell the home in 3, 5, 10 years, will those upgrades be worth what you put into it? You may put $20,000 worth of upgrades into a home, but that doesn’t necessarily mean the price of the home is worth $20,000 more in the asking price. Consider the upgrades that you will have to make and if they will be worth it when it comes time to sell.

Consider the unique characteristics. While weird quirks can take away from a homes value, unique characteristics for the area can add value. Unique characteristics can come in a variety of shapes and sizes, it can be a large backyard, an extra bathroom, a great view, or some other characteristic that buyers would find useful can make your home stand out when you put it on the market.
