A few weeks ago, we looked at some basic etiquette for buyers looking at Farragut home for sale. This week, we’ll look at a flip side of that, some showing etiquette for sellers. Home showings are a very important part of the sale process for sellers. It is your time to make a good impression on a buyer and show them why your Farragut home for sale is the right one for them. Here are a few key DOs and DON’Ts for sellers as they experience showings on their Farragut home.
As you buyers look at your Farragut home for sale, do NOT…
…be present a showings, if at all possible. No buyer wants a seller present at showings. It is their time to look at your home without you creepily looking over their shoulder. Being there will just make them uncomfortable and could potentially turn them off to your home. Take comfort in knowing they are escorted by a Realtor.
…leave your pets out. Buyers are understanding about pets, they just don’t want to be greeted at your door by a 90 pound, defensive dog. If at all possible, make arrangements to get the dog out of your house for showings. If not, contain the pet in an area that is out of the way of buyers, and be sure to warn the buyer’s agent of the arrangements.
…place not enter signs or lock doors. A showing is a chance for a buyer to see if your Farragut home for sale is a good fit for them, which means you should give them reasonable access to your home. Locking off a room to them will only make them wonder what you’re hiding in there and could potentially turn them off to your home.
As you buyers look at your Farragut home for sale, DO…
…keep you home clean and ready for showings. No buyer wants to see dishes of what you ate for dinner last night in the sink or clothes that you wore two days ago on the floor. There are some personal items that buyers just don’t want to see.
…be flexible about showings. It can be a pain to have showings at all hours of the day and multiple showings in one day. Still, the only way your Farragut home is going to sell is if buyers are getting into your home. Be flexible, the more showings you have, the sooner your home will sell.
…make your guests comfortable. Play some relaxing music in the background. Make your home smell inviting (light some candles or bake a batch of cookies before you leave). Move cars out of the driveway. There are all things that can help buyers fell welcome in your home.
